3. The right paperwork. Any guide for landlords will underline the importance of complying with the law. You will need gas, electrical and legionnaires disease safety certificates, energy performance certificate, fire and other safety checks; as your managing agents, DB Roberts arrange all these. We also provide a legally compliant tenancy agreement.

4. Moving In. We prepare an electronic schedule of condition which you must have before a tenant moves in. DB Roberts collect the security deposit which we place in an approved Tenancy Deposit Scheme as the law requires. When the tenant has paid their rent and we release the keys.

5. Rent collection. DB Roberts collect the rent and pay it straight into your bank account; we send you statements for your own records and for your tax return.

6. Repairs. If repairs are required, the tenant reports them to us electronically. We instruct our approved contractors, who are experts in property maintenance and fully insured. We pay the contractors for you out of the rent.

7. When tenants leave. DB Roberts organise final rent collection, carry out a condition check and arrange the return of the tenant’s security deposit. Then we find you another tenant as quickly as possible and whole process of renting out a property starts again.
