Across the UK, the average asking price for properties coming to market has risen by 1.7% this month, an increase of £5,992, bringing the average price to £366,189. This is the biggest January price jump since 2020, signaling a buoyant start to the year. In the West Midlands, prices have followed the same trend, climbing 1.5% from last month and 1.8% compared to this time last year.

One of the most significant changes this January is the record number of new sellers entering the market since Boxing Day. This influx of early bird listings has given buyers the highest level of choice at the start of a year since 2015.

With more properties available, buyer activity has also picked up, with 9% more buyers contacting agents than at the same time last year. The result? A lively market where 11% more sales have already been agreed compared to the same period in 2024.

Buyer intent remains strong, as shown by Rightmove’s record breaking number of Mortgage in Principle applications so far this year. It’s clear that people are eager to make the most of the opportunities that this year brings.

The average five year fixed rate now stands at 4.75%, compared to 4.78% a year ago. This has limited significant affordability improvements for some buyers.
