Getting your property on the market
Before we start looking for interested buyers, we will measure up your property, take photographs, and agree with you the asking price and other details.
In order to comply with the law, we also have to ask you to show us your photo-identification – passport or driving licence (all agents have to do this).

Prospective buyers can sign up to ‘My DB Roberts’ and by registering their property requirements via a secure log-in, receive a personal e-mail alert when that ideal property comes onto the market.
Pre-Approved Mortgages
Advisors at our branches have the ability to pre-approve mortgages for applicants – before they have found a house to buy! As part of this process, the advisor can confirm the amount that an applicant can borrow, based on their personal circumstances.

Negotiating a sale
We will handle all the negotiations with prospective buyers, including checking on their financial arrangements and whether they have a house to sell – a buyer is not a buyer if they are not in a position to proceed. Although the final decision rests with you, our helpful and experienced sales staff will advise and guide you throughout. Once all the details have been agreed, we will issue instructions to both your and your buyer’s conveyancers – we can also offer you access to one of our approved conveyancing conveyancers.

Progressing the sale
We will guide you through the transaction and one of our staff will be responsible for monitoring progress. This includes liaising with conveyancers and, if we are helping to arrange the mortgage for your buyer, we will track that too.
Exchange of contracts
When the buyers conveyancers have received all the information they need, including searches, title documents etc., they will ask you to sign a sale contract. Your conveyancer and the buyer’s conveyancer will then exchange contracts; from that moment, both you and your buyer are committed to completing the transaction.
Completion
On completion day, the money will be transferred to your conveyancer from the buyer’s conveyancer who, once they receive the funds, will contact us to release the keys (if we hold them) to the new owners. We will not release the keys without your conveyancer’s authority.
